The owners of 425 Fifth Avenue, known as 10 Bryant Park between East 39 and 40th streets, landed another great capture in their tower where Amazon recently signed for 330,000 square feet, and it all started with a picotball game.
In one of the largest offers in Manhattan’s retail space this year, the life time of the “Athletic Urban Country Club” signed for 52,000 square feet on four levels, included in the 17,000 -feet store.
It will open by the beginning of 2027 behind a prominent entrance to the Fifth Avenue. The time of life treats, although it completes the image of Leasing to the direction of 865,000, which consists of three formerly separated structures that include the 10 -story Knox building.
Life Time has 180 clubs in the United States and Canada. Real estate development manager, Parham Javaheri, said 10 Bryant Park checked all the boxes what he wanted in Midtown.
“We want to serve our residential and commercial nuclei,” he said. “Although the location is obviously more commercial, there is also great residential growth.”
Life Time, founded by the President and CEO Bahram Akradi, has seven other Manhattan locations, two in Brooklyn, and one coming to the Supertall Brooklyn Tower Condo project.
Javaheri said: “We want to grow methodically. Meaning, we want destinations that let us be true to what life is and need a lot of space.” In fact, several others in the city are even larger than 10 Bryant Park with 80,000 square feet each.
The 10 Bryant Park Edition will have a luxurious “wet” suite, co-Ed with steam baths, saunas, hydromassage horns and cold leads; a training flat with cardio training equipment and best class resistance; a recovery space with massage and body compression technology chairs; and half a dozen boutique style studies for group fitness formats.
Eli Elephant, the CEO of 10 Bryant Park Ownersww & Building Corp., said: “We had the privilege or repositioning the building in a post -covidity world. He gave us the opportunity to reimagate what a commercial building in a difficult environment may seem.”
Elephant said, “When we lost our big bank tenant, HSBC, we achieved all its old space. Our thinking was to be inclined -much in the technological field and marketing the old banking space for large users and, finally, we were successful.” With the Amazon agreement, the 30 -story tower office floors are 100%rented.
What he called a “blank board” after HSBC decided to move to the Hudson Yards spiral also suggested the need to deliver what Amazon and many other 21st century tenants want: a spectacular comfort of “well -being”. “We didn’t just want to build a gym,” Elephant laughed.
Introduced by the runners, he and Javaheri met for the first time on October 17, 2023. “We have talked about a physical concept of lifestyle,” Elephant said. “I said,” Why don’t we meet for training? “”
Javaheri recalled: “We played pickleball in 1 Penn and Sky on West 42nd Street. Eli told us what his vision was for a strong comfort. We formed a good friendship.”
